Tract 1 - 52 acres, $275,000 sold
A 10-acre pond sits in the middle of this wooded tract. The property contains roughly $43,000 of timber, four useable old barns and dirt roads throughout the property. The pond is under a management plan and is set to be sprayed for weed control in the Spring of 2009. The property contains plenty of perkable soils and nice building sites overlooking the pond. The land includes 2.5 acres of open land with an additional 2.5 acres of old field with young pines. The pond contains bass and pan fish. The property is suitable for deer, turkey and duck hunting.
This tract contains roughly $40,000 of mature timber, and a 5 acre old pasture that has been reclaimed by chipping. A small drain surrounded by hardwood trees meanders through the property.
